Dataset description

The Atlas of the residential expansion areas indicates whether they can be developed for housing construction from a legal or planning point of view, taking into account the Flemish spatial planning policy. The Atlas takes into account the options of the plans currently known (general plan of construction (APA), special plan of construction (BPA), spatial implementation plan (RUP), municipal spatial structure plan (GRS), urban demarcation processes, dune decree, Habitats directive areas, approved unexpired plots, housing needs studies, basic agreements, etc.). Important: the Atlas does not replace these plans. These plans may change and plans may be added. Consequently, the Atlas is only a snapshot, which will need to be updated regularly to maintain its currentity value. The Flemish Government will base its assessment of files on the indications in the Atlas. However, these indications do not take into account any restrictions that may apply as a result of other sectoral regulations, e.g. Forest Decree, Nature Decree, Water Testing, Safety Reporting, Environmental Impact Assessment (EIA) etc. In that sense, the designation in the Atlas implies only a conditional policy release of the land.
