Dataset description

The following points 6 to 8 are added to Section 2 of the Law on the Development Plan Stellingen 3 of 8 October 1965, with the amendment of 16 April 1968 (Hamburgian Law and Ordinance Gazette 1965, page 182, 1968 p. 78): 6. The Building Use Ordinance of 23 January 1990 with the amendment of 23 September 1990 (Federal Law Gazette I, page 133, II pages 885, 1124) applies to the areas described in the annex with “A”, “B” and “C”). 6.1 In the area referred to as “A”: The “Industrial Area” is changed to the “Commercial Area”. A base area of 0.8, a floor area of 1.8 and an eave height of the buildings of 18.5 m is fixed. An exceeding of the eaves height is allowed in corner formations by 4 m. The exterior walls of buildings along Kieler Straße must be executed or blended with red brick masonry. Vertical zonings placed in the facade material are permitted. 6.2 In the range referred to as “B”: In the industrial area, a base area of 0.8, a construction mass of 6.0 and a eave height of the buildings of 18 m is fixed. Factories and facilities that can cause significant air pollution, including odours to the environment, are not permitted. 6.3 In the range referred to as “C”: In the commercial area, a base area of 0.8, a floor area of 1.8 and an eave height of the buildings of 18.5 m is fixed. Along Kieler Straße buildings are to be built in closed construction. 6.4 In the areas referred to as “A” and “C”: Exceptions for entertainment venues are excluded. 6.5 In the areas referred to as “A”, “B” and “C”: Commercial leisure facilities (such as squash and tennis halls, bowling alleys) are prohibited. 7. In the areas designated in the complex with “A”, “B” and “C” along Kieler Straße and on both sides of the Holstenkamp road, the living rooms are assigned to the sides of the building, either by arrangement of the structures or by appropriate basic design. Insofar as it is not possible to arrange lounges on the side of the building’s noise, sufficient noise protection must be provided for these rooms by means of structural measures on external doors, windows, exterior walls and roofs of the buildings. 8. The non-surfaceable areas of the areas designated in the plant with “A”, “B” and “C” shall be planted with shrubs and large crowned deciduous trees.’
