The Ordinance on the development plan Bergedorf 16/Lohbrügge 31 of 6. December 1983 (HmbGVBl. P. 288) is amended as follows: 1.Appendix to the Regulation amending the Regulation on the development plan Bergedorf 16/Lohbrügge 31" is added to the Regulation. 2.In § 2, the following point 5 is added: 5. For the area shown in the installation, the following applies: 5.1In the general residential area and in the mixed, commercial and industrial areas, retail establishments are prohibited. By way of exception, sales establishments shall be permitted if they are directly related to crafts and manufacturing enterprises, which are subordinate to them and do not cover more than 50 m of sales area. Exceptionally, trade in motor vehicles and boats is permitted in the mixed, commercial and industrial area where it is directly related to maintenance, inspection and repair services. Fuel trading is generally permitted. In the industrial area, the approved establishment situated on parcel 357 of the Bergedorf area may extend its business area by up to 10 per cent of the authorised premises; a change in the product range is excluded; the building stock may be redesigned or replaced by a corresponding new building; in the case of the abandonment of the operation of the purchase and sale of goods of all kinds" applies industrial area. 5.2 Amusement facilities, brothels and brothel-like establishments are prohibited. Exceptions for entertainment venues are excluded in the mixed and commercial areas; in the industrial area, the authorised “billiard cafe” located on parcel 357 may extend its operating area by up to 10 % of the authorised area. The building stock may be redesigned or replaced by a corresponding new building. 5.3On private land, advertising facilities are only permitted for establishments located at the site of the service located in the mixed, commercial and industrial area. In the mixed areas, advertising facilities shall not exceed the heights of the buildings present on the respective plots, but not higher than 12 m. In commercial and industrial areas, advertising facilities must not exceed 16 m. The reference height is the road surface closest to the project. 5.4 The Building Use Ordinance, as amended on 23 January 1990 (BGBl. I p. 133), as last amended on 22 April 1993 (BGBl. I p. 466, 479).’
