Dataset description

The Ordinance on the Wilstorf 3 development plan of 26 October 1965 (Hamburg Law and Ordinance Gazette, page 189) is amended as follows: 1. The attached “Appendix to the Regulation amending the Wilstorf 3 Building Plan Regulation” is added to the Regulation. 2. In § 2, the following point 3 is added: 3. For the areas defined in the installation: 3.1 For the area referred to as ‘A’, the special area shall be fixed for the purpose of ‘leisure swimming pool’ and the number of base areas 0.2; the Building Use Ordinance as amended on 23 January 1990 (Federal Law Gazette I Page 133), as last amended on 22 April 1993 (Bundesgesetzblatt I pages 466, 479). The construction of a combined indoor and outdoor swimming pool with catering facilities is permitted within the scraped area. The building shall be at a distance of at least 40 m from the shoreline of the outer mill pond and shall not exceed a building height of 22 m above normal zero (NN). For the south-eastern side of the building facing the Gotthelfweg, a maximum eave height of 19 m above NN and the outer mill pond must be maintained at a maximum height of 17.5 m above NN. 3.1.1 At least 30 per cent of the roof surfaces of buildings shall be greened. 3.1.2 On pitches, a large crowned tree is to be planted for four pitches each. In the crown area of each tree, an open vegetation area of at least 12 m shall be created. 3.1.3 Trees with a trunk circumference of more than 80 cm in height above the ground shall be preserved, provided that this does not unreasonably make the implementation of permissible construction projects unreasonably difficult. As a result of structural measures to: replacement plantings shall be carried out on the area of the special area. 3.1.4 In the crown area of trees to be planted and preserved, terrain elevations or excavations are prohibited. 3.1.5 On the private land, roadways and parking spaces shall be constructed in a water- and air-permeable structure, provided that a groundwater fluid level of at least 2 m is maintained; the water and air permeability of the floor substantially diminishing fastenings such as concrete substructure, joint casting, asphalting or concreting are prohibited. Ferry routes and parking spaces with a groundwater level of less than 2 m shall be sealed. 3.1.6 The precipitation water flowing from pitches must be pre-cleared by appropriate technical and biological measures before discharge into the outer mill pond. 3.1.7 The shore of the outer mill pond is to be designed close to nature and trained with site-appropriate roasted piles, alders and pastures. The forest stock present on the shore should be preserved and a roasting zone of at least 3.5 m wide in front of the shore. 3.2 Areas referred to as “A”, “B”, “C” and “D” shall be used for planting native local deciduous woods. Small-crown trees shall have a trunk circumference of at least 14 cm, large-crown trees with a trunk circumference of at least 18 cm in height above the ground. Black alders must have a height of at least 2 m. 3.3 Along the southeast borders of the areas referred to as ‘B’ and ‘C’, plantings with densely growing trees and shrubs shall be carried out to the small gardens and residential areas. 3.4 The area referred to as “B” shall be determined as roadside. 3.5 The area referred to as “C” shall be designated as a special purpose roadside area with the addition of parking space. 3.6 The areas referred to as “D” are defined as public green areas for the purpose of “parking”. 3.7 The water surface referred to as “E” shall be taken over according to the specified shoreline.
