Dataset description

Data are compiled on transactions with detached houses, which are registered in the Cadastre Information System under the building type code 11100102 “Individual residential houses and summer cottages with wooden exterior walls and garden houses with a total area of more than 40 m²” and 11100103 “Individual residential houses and summer cottages with masonry or masonry-wood exterior walls”. Average prices of detached house transactions are presented in EUR and calculated as a statistical indicator of the median (average value in a sorted set of numbers). The average transaction amounts (prices) were calculated using transactions that meet the definition of a free market (the transaction price is not artificially reduced or increased) and the criteria chosen. __ Taking into account price differences in the real estate market for homes built after 2000, separate detached house transactions__: * individual residential buildings (square houses) built before 2000; * new individual residential buildings (square houses) built after 2000. __Average transaction prices are presented by group of territories__: * for individual residential buildings (coastal houses) built before 2000 — by region by value level in comparable areas (urbans with a lower value level together with rural areas and cities with higher value levels), state towns, Riga impact areas, Jurmala, Riga (by group of territories with medium and lower value level); * new individual residential buildings (storage houses) built after 2000 — Riga impact territories, Jurmala, Riga (by group of territories with medium and lower value level). __Statistic calculations used transactions that meet the following criteria__: * detached houses built before 2000, with physical depreciation less than 62 %, with an area in Riga, in the impact areas of Riga from 80 to 250 m², in Jurmala — over 100 m², in towns — from 50 to 250 m², in cities with a higher level of value, in cities with a lower value level, in rural areas — from 50 to 150 m², with land area in Riga and Jurmala from 500 to 4 000 m², in the rest of the territory — from 500 to 2 500 m². * new detached houses built after 2000, with physical depreciation less than 30 %, area in Riga and Jurmala over 150 m², in the impact areas of Riga — over 100 m² and land area in Riga and Jurmala from 500 to 4 000 m², in the impact areas of Riga — from 50 to 150 m².
